Purpose of the service. A Loan Signing Agent is a commissioned notary public specially trained to handle the signing of mortgage, purchase, or refinance documents during real-estate closings.

Role of the agent. The agent oversees the signing process: verifies the identity of all signers, guides them through the sequence of documents without giving legal advice, and ensures that every required signature and date is properly completed.

Michigan legal compliance. All notarial acts are performed in full compliance with the Michigan Notary Public Act: each signature is witnessed in person and recorded in the notary journal. The agent does not provide legal counsel on the terms of the loan or contract.

What We Need from the Client

• The complete loan and title document package in printed form.

• Any special instructions from the lender or title company (e.g., number of signed copies).

• Payment according to the agreed fee, which may include both the base signing fee and travel costs.
